The two assessments most self-builders skip - and why that decision gets expensive fast.
Before a single foundation trench is dug, two assessments should already be done: a soil test and a land survey. Both are frequently skipped by clients trying to save a small upfront fee - and both are far more expensive to deal with after construction has started than before it.
A geotechnical soil test reveals the soil's bearing capacity, composition, groundwater table depth, and how it will behave under the load of a building. This directly determines the type of foundation your structure needs - a standard strip foundation, a raft foundation, or piling in the case of soft or waterlogged soil.
A proper land survey confirms your plot's exact boundaries, elevation levels, drainage patterns, road access, and whether there's any encroachment from neighbouring properties. Building without this can lead to boundary disputes, incorrect setback calculations, or approval rejections from local authorities later in the process. For a survey plan to be usable for permits, deeds, or a bank loan, it needs to be prepared by a Survey Department-licensed surveyor and carried through the Survey Department of Sri Lanka approved survey process.
