The clauses that actually protect you, explained without the legal jargon.

Most disputes between clients and contractors in Sri Lanka don't come from bad workmanship alone - they come from vague contracts that never clearly defined scope, payment terms, or what happens when something changes mid-project. Reading your contract properly before signing is the single best protection you have.
A contract that simply says "construction of a two-storey house" leaves too much room for disagreement later. Look for a detailed scope referencing approved drawings, specifications, and a Bill of Quantities (BOQ) that lists exact materials and finishes included.
Payments should be linked to verifiable physical progress - foundation, structure, roofing, finishing - rather than calendar dates. This protects both sides: you don't pay for work that hasn't happened, and the contractor isn't left financing your project out of pocket.
Almost every project has some changes along the way. A solid contract specifies exactly how variations are priced, documented, and approved in writing before the extra work begins - avoiding disputes over surprise charges at the end.
A good contract isn't about distrust between client and contractor - it's what keeps both sides honest when memory alone isn't enough. - Gaura Construction
Check what happens if the project runs late - whether there are penalty clauses, and whether delays caused by the client (late decisions, late payments) are treated differently from delays caused by the contractor.
A proper contract specifies a defect liability period after handover - typically 12 months - during which the contractor is obligated to fix workmanship issues at no extra cost.
As the best construction company in Sri Lanka for transparent contracting, every Gaura Construction agreement includes a detailed BOQ, milestone-based payments, and a clear warranty period - so nothing is left to a verbal promise. See our cost calculator to understand how your BOQ translates into a realistic budget before you sign anything.
A clear, detailed construction contract protects you just as much as it protects your contractor - it's worth the extra hour of reading before you sign. Contact us for a sample contract structure and BOQ format used on our projects.
